What to look for in a Modular Home

    Don’t buy a modular home until you know exactly what you are getting. A low price could mean low quality. The place to start is with the Modular Home manufacturer’s specifications. Here are some things to look for and to ask:

  • Exterior Walls should be 2” x 6”, 16” on center not 24” on center.
  • Exterior Wall Insulation should be at least R-19, not R-13.
  • Exterior Wall Sheathing should be ½” Plywood, not OSB (Flakeboard).
  • Roof Sheathing should be ½” Plywood, not OSB (Flakeboard).
  • Roof Rafters should be 2” x 6”, 16” on center not 24” on center.
  • Floor Joists should be engineered “I” joists or 2” x 10” joists, 16” on center.
  • Flooring should be 3/4" Plywood tongue & groove, glued & nailed.
  • Attic Insulation should be R-38 (12”).
  • Doors and Windows should come with full profile wood mouldings around them.
  • Windows should be Double-hung, low “E”, tilt-in with screens.
  • Kitchen Cabinets should be first line quality not “Builder’s Choice” or “Contactor’s Choice”.
  • Hot water Heater should be included.

    Are bathroom sinks one-piece cultured marble? Is the carpet installed or shipped loose? Is housewrap (Tyvek) included or optional? Kitchen sink, deep single or double bowl? Name brand faucets (Such as Moen or Kohler)? Are the interior lights installed? Are closets fully trimmed? Are custom houses available or limited to modifications of existing models. Is a free dishwasher included? Are exterior electric outlets included?

    REMEMBER: Don’t assume anything. If it not specified, it’s probably not included.
